Coldwell Banker Coast In & Win Open House Weekend

Coldwell Banker Sea Coast Advantage is expanding their Coast In & Win open house promotion from one weekend a month to all month long! Anyone who visits a Sea Coast open house can be entered to win $500, a drawing that happens once a month. To be entered, open house visitors need to fill out an official Coast In & Win entry form at the home. The winner will be notified at the contact information provided.

Below are the official rules for the Coast In & Win promotion. The updated drawing date has been adjusted, but may change in the future.

Official Rules for Coast In & Win Promotion

1. NO PURCHASE NECESSARY. A PURCHASE DOES NOT INCREASE YOUR CHANCE OF WINNING. VOID WHERE PROHIBITED.

2. Drawing will be held and the winner announced on the following Thursday after the last weekend of the month at the offices of Coldwell Banker Sea Coast Advantage – 1001 Military Cutoff Ste 101 Wilmington, NC 28405 – at or about 2:30 EST.

3. Drawing is open to all individuals who are residents of the U.S., are 18 years of age or older and who are registered in the Promotion. Employees and Agents of Coldwell Banker Sea Coast Advantage and their respective affiliates, subsidiaries, advertising and promotions agencies involved in the promotion and their immediate family members and persons residing in the same household are not eligible.

4. You must be registered in the Promotion no later than 5:00 P.M. on the date of the Promotion to be eligible. For the purpose of registration and winning, each individual date of the Promotion shall be deemed a separate event so that registration for a prior promotion will not automatically register for the current or future promotions.

5. Only one entry per family per promotional property per promotional date. Registrants must provide either a daytime telephone number or email address to quality for the prize drawing. Sponsor assumes no responsibility for lost, late, misdirected or incorrect entries, for malfunction of electronic equipment, computer hardware or software, problems related to transfer of registration information or other technical problems. All entries become the property of Sponsor and will not be returned.

6. Winner will be selected in a random drawing from all eligible entries actually received. The drawing will be conducted by Sponsor or its designee, under the supervision of Sponsor, the judge of the Promotion, whose decisions are final and binding in all respects. The winner will be announced at or about 2:30 p.m. EST. Winner will be notified by either telephone number or email address (or both) provided on form by winner. Initial notification will be deemed to have occurred at the time of any one or more of the following: a) 12 hours have passed after initial email transmission and Sponsor has received no delivery failure notifications from Winner’s email provider; b) time of voice message on any recording device used by Winner at phone number provided. Winner has seven (7) calendar days from initial notification attempt by Sponsor to accept prize. Acknowledgement of notification by Winner is deemed to have occurred when Winner notifies the Sponsor’s contest administrator at 910.799.3435

7. Winner will be required to appear in person at Sponsor’s corporate office (1001 Military Cutoff Ste 101 Wilmington, NC 28405) to accept prize and to sign an affidavit of eligibility and Liability/Publicity Release (except where prohibited) within ten (10) calendar days of prize notification but before receipt of prize or risk forfeiture of the prize. Winner agrees to be available for photography purposes at time of prize acceptance. Winner is responsible for all travel expenses incurred in appearing to accept prize. If winner is 18 or older, as required, but a minor in his or state of residence, winner’s parent or legal guardian must sign all required documents.

8. Prize: each Promotion event will award a prize of Five Hundred Dollars and no cents ($500.00). Odds of winning depend upon number of eligible entries received. Taxes, fees and all other expenses are the sole responsibility of the winner. Prize is not transferable. No prize substitution, except at Sponsor’s sole discretion. If prize become unavailable, Sponsor reserves the right, in its sole discretion, to award a prize of equal or greater value. Winner will be issued a 1099 tax form the value of the prize.

9. By accepting a prize, winner agrees: (i) to be bound by these Official Rules; (ii) that the decisions of the judges are final and binding; (iii) to use winner’s entry, name, likeness, photograph and any statements regarding the Promotion’s giveaways and prizes attributed to the winner for editorial, public relations, promotional and advertising purposes on behalf of Sponsor in all media worldwide, except if winner is a resident of Tennessee or otherwise prohibited by law and (iv) to release Sponsor, their parents, affiliates, subsidiaries, the service agencies and independent contractors of any of the above organizations and their respective directors, officers, employees and agents, including advertising and promotional agencies, from any and all liability, loss or damage arising out of their participation in the Promotion and with respect to the awarding, receipt, possession, use and/or misuse of any prize. Open House Etiquette for Buyers

Buyer Open House EtiquetteIf you’re just starting your home search and aren’t sure what type of home you’re looking for, open houses are a convenient way to view homes without scheduling an appointment. It’s easy to daydream about homes you see on the internet, but, oftentimes, you can’t get a clear perspective on size and layout until you step into one. Viewing homes can take a lot of time, so the more you can narrow your needs and wants, the better. But it’s important to note there is some etiquette buyers should display when attending an open house:

  1. Be polite. Yes, you are a buyer and the home owner DOES want to sell their home, but they can just as easily tell you “no” as you can refuse to make an offer. So, it’s best for you to use all your manners while dealing with the hosting agent, who may or may not be their personal agent.
  2. Notify the hosting agent if you are working with another real estate agent. Realtors are required to follow a code of ethics and that includes upholding a level of transparency with other agents. They are not to provide any sort of counseling or advice, or pursue a business relationship with another agent’s clients. Additionally, any follow-up should be done through your agent.
  3. Give your name and contact info, if requested. After the Beverly Carter tragedy, you can be assured that there will be increasingly more agents implementing extra security measures, especially when they are completing job tasks that require them to be alone with strangers, like hosting an open house. Additionally, it’s important to track who enters the home in case any damages or a theft occurs. If you don’t want to be contacted about the home, let them know. They are required to abide by your requests.
  4. If you’re a neighbor, don’t be shy to admit it. After all, most agents can recognize a neighbor from a mile away. We’re not opposed to neighbors walking through the house. We recognize that they’re often a source for buyers, because friends and family want to live near each other. So, come, take a look, and let us know if you might have anyone interested.
  5. Consent to homeowner requests. If the hosting agent asks you to remove your shoes or wear booties, please be agreeable. You’re in another person’s home, and they have their own rules for keeping their home clean.
  6. Please don’t chat on your cell phone. It’s just a matter of courtesy to the hosting agent, who is there to answer your questions and show you the home. It can also be disturbing to other people viewing the home.
  7. Don’t touch anything. It’s expected that buyers will want to open cabinets and closet doors to see how much storage a home has, but don’t touch any personal belongings, especially the prized autographed baseball on display in the den or the desktop computer in the home office…just examples!

If you follow these simple guidelines, visiting open houses will be a breeze and, if you’re in the greater Wilmington area, you could win money by visiting homes during Coldwell Banker Sea Coast Advantage’s “Coast In & Win” Weekends (keep an eye on our site for announcements).

Are Open Houses a Thing of the Past?

Are Open Houses a Thing of the Past? Fifteen years ago, open houses were a primary method for marketing and selling homes. The listing agent would place an announcement in the local newspaper a week in advance and interested buyers would come out in droves on the Saturday or Sunday the home was open. Not all of the buyers were 100% interested, but it was the best way to see a home besides scheduling a private showing with an agent.

Then, the internet boom happened and computers started appearing in homes at an increasing rate. Real estate websites multiplied, online MLSs became the norm, video usage grew, and virtual tours became standard for many listing agents. Now, buyers don’t need to go into the home to see it. They can view pictures and tours online to determine if it’s a home that fits their needs. That’s why 90% of home searches begin online now.

But are open houses a thing of the past? Both sides of this argument provide valid points:

YES

  • They just don’t attract the traffic that they used. It’s common for no one to show up.
  • Nowadays, it’s more a way for an agent to pick up new clients than to sell your home.
  • The people showing up are often just nosey neighbors.

NO

  • Agents are still picking up buyers from open houses.
  • It depends on where the home is located.
  • The right incentive can get buyers to the home for an open house.

Just a few months ago, we had one of our listings go under contract (and sell) as a result of an open house. As a team, we have found from experience that homes that are located 2-3 turns from a primary road, like Greenville Loop or Market Street, are likely to get the most visitors. That’s why we don’t push to do open houses at every listing. Open houses can be an inconvenience to owners and tenants, so if we know an open house may not get any visitors, we try to focus on other methods of attracting buyers.

We also encourage open houses on “Coast In & Win” weekends. Once a month, Coldwell Banker Sea Coast Advantage holds a drawing for $500 for anyone who visits a Coldwell Banker agent hosted open house on a specific weekend. This has proved to be a good incentive for buyers to get out and look at homes.

While open houses don’t produce the results they did ten years ago, we’re not ready to remove them from our selling toolbox. They might not be the best choice for every home’s marketing plan, but they have their place.

Initial notification will be deemed to have occurred at the time of any one or more of the following: a) 12 hours have passed after initial email transmission and Sponsor has received no delivery failure notifications from Winner’s email provider; b) time of voice message on any recording device used by Winner at phone number provided. Winner has seven (7) calendar days from initial notification attempt by Sponsor to accept prize. Acknowledgement of notification by Winner is deemed to have occurred when Winner notifies the Sponsor’s contest administrator at 910.799.3435

7. Winner will be required to appear in person at Sponsor’s corporate office (1001 Military Cutoff Ste 101 Wilmington, NC 28405) to accept prize and to sign an affidavit of eligibility and Liability/Publicity Release (except where prohibited) within ten (10) calendar days of prize notification but before receipt of prize or risk forfeiture of the prize. Winner agrees to be available for photography purposes at time of prize acceptance. Winner is responsible for all travel expenses incurred in appearing to accept prize. If winner is 18 or older, as required, but a minor in his or state of residence, winner’s parent or legal guardian must sign all required documents.

8. Prize: each Promotion event will award a prize of Five Hundred Dollars and no cents ($500.00). Odds of winning depend upon number of eligible entries received. Taxes, fees and all other expenses are the sole responsibility of the winner. Prize is not transferable. No prize substitution, except at Sponsor’s sole discretion. If prize become unavailable, Sponsor reserves the right, in its sole discretion, to award a prize of equal or greater value. Winner will be issued a 1099 tax form the value of the prize.

9. By accepting a prize, winner agrees: (i) to be bound by these Official Rules; (ii) that the decisions of the judges are final and binding; (iii) to use winner’s entry, name, likeness, photograph and any statements regarding the Promotion’s giveaways and prizes attributed to the winner for editorial, public relations, promotional and advertising purposes on behalf of Sponsor in all media worldwide, except if winner is a resident of Tennessee or otherwise prohibited by law and (iv) to release Sponsor, their parents, affiliates, subsidiaries, the service agencies and independent contractors of any of the above organizations and their respective directors, officers, employees and agents, including advertising and promotional agencies, from any and all liability, loss or damage arising out of their participation in the Promotion and with respect to the awarding, receipt, possession, use and/or misuse of any prize. Sponsor reserves the right to modify, suspend or terminate the Promotion, in its sole discretion, for any reason whatsoever including but not limited to, in the event it becomes infected by a computer virus or is otherwise technically impaired or in the event of any fraud by a participant or any other party. Subject to all federal, state and local laws and regulations. This Promotion is governed by the laws of the State of North Carolina, with venue in New Hanover County, North Carolina, and all claims must be resolved in the state and federal courts of Wilmington, North Carolina.

10. For winner’s name, send a self-addressed, stamped envelope for receipt not later than 10 calendar days after the award of any individual Promotion to:
