I hope you had a fabulous Thanksgiving and enjoyed the extended weekend.  I had a great time with my family and was thankful to have the time with them.

Recently, when I've spoken to seller's about listing their home and bring up the short sales and foreclosures in the area they are sometimes under the impression that because the homes are "distressed sales" they aren't good comparables and shouldn't be considered.  Unfortunately, that's not the case.  With the number of distressed properties we are seeing in the market the sells are legitimate comparables just as much as the active distressed properties are legitimate competition.  Appraisers now are required to let lenders know if there are "distressed properties" in the general area of the home they are lending money on so they can establish whether or not the area is a "declining market" or not.   So, make sure when you are ready to sell that you look at the big picture of the market to make sure you are priced competitively to increase the likelihood of your home selling faster and for more money!  Get your local home's value at www.WilmingtonHomeValuesOnline.com

Local Market Statistics

There are currently 4679 single-family homes for sale in New Hanover, Pender and Brunswick Counties.  In the last 6 months (5/28/10-11/24/10), 1961 homes have sold.  These numbers indicate that if NO other homes are listed for sale that there is approximately 14 months worth of inventory.

During the laWilmington NC Thanksgivingst week (11/17/10-11/24/10):

  • 117 Homes were listed FOR SALE
  • 70 Homes went UNDER CONTRACT
  • 68 Homes SOLD
  • 95 Homes FAILED to SELL (Withdrawn or Expired)

Please note all of these statistics are based on single-family residential homes for sale in New Hanover, Pender and Brunswick Counties.

Happy Monday!

I hope everyone is excited and is gearing up for a wonderful Thanksgiving with family and friends.  My Team and I wish you all the best for a safe, happy and hearty Thanksgiving!

I'm going to give credit where credit is due for this week's Monday Market Update.  My buyers agent, Susan Harkins recently sent out the following to her clients that I thought had some very valid points that I wanted to pass along:

2010 Wilmington NC Turkey Trot

Burn some Thanksgiving calories and help a worthy organization! Wilmington NC Turkey Trot

The 2010 Turkey Trot to benefit the Cape Fear Habitat for Humanity is Thanksgiving Morning, November 25th. It begins at 8:30am at the Wrightsville Beach Park Loop. Runners and walkers are welcome. Bring the family! 

Advance registration is $20 per person. On-site registration is $25. Walkers are $15.

The running portion of the Trot is 2.4 miles. The walking portion is 1 mile.

Local Market Statistics

There are currently 4699 single-family homes for sale in New Hanover, Pender and Brunswick Counties.  In the last 6 months (6/10/10-11/10/10), 1727 homes have sold.  These numbers indicate that if NO other homes are listed for sale that there is approximately 14 months worth of inventory.

During the last week (11/10/10-11/17/10):

  • 119 Homes were listed FOR SALE
  • 50 Homes went UNDER CONTRACT
  • 49 Homes SOLD
  • 135 Homes FAILED to SELL (Withdrawn or Expired)

Monday Market Update - November 15, 2010

Wilmington NC Monday Market Update

Happy Monday!

There was a lot going on in the Port City this weekend.  Most notably, the PPD Beach to Battleship Ironman Triathlon which is an internationally recognized iron distance and half iron distance triathlon held right here in our own back yard.  Named as one of the top 5 Ironman competitions in the world, we welcomed all 1600+ athletes from around the world and it was a GREAT event.  Congratulations to all the competitors!!!

Well October numbers are in and we saw a decrease of 241 homes in our listing inventory.  As of November 1st, we have 5,150 homes on the market which continues to put us in a strong buyers market with an inventory of 16.8 months.  Our average list price continues to stay below $400,000 and for October was $364,097.  The average days on the market were 121 days and the list to sold ratio is at 93% (we want this number to increase).

The number of homes sold in October was down 21.8% from last month and down 33.4% from October 2009.  However, our monthly sold price was up by 5.8% last month to $236,985.  While our current year to date numbers are lower than year end 2009, they do show promising signs that our sales are on the upswing.  The first ten months of 2010 has a 211 sold unit gain over the first ten months of 2009.

Although i've said it before, we once again have hit record low interest rates for mortgages.  Coupled with the high inventory, there's never been a better time to buy homes in our area.  If you aren't interested in buying and want to stay in your current home, seriously consider refinancing and taking advantage of these great rates.  If you need help determining if it's worth the expense, give me a call and we'll help you out or point you in the right direction.

Monday Market Update - November 8, 2010

Happy Monday!

Wow, the chill of winter is in the air and we definitely felt the cooler temperatures this weekend.

A busy week last week with the election results, the Fed's announcements and the jobs report.

On Wednesday, the Fed announced that it will purchase an additional $600 billion in Treasury Securities by the end of the second quarter 2011 to boost the economy.  The Fed expects to purchase about $75 billion per month to reach this target.  The expectation of this plan has kept interest rates down the past few months and is also intended to help spur consumer and business spending, and push stock prices higher.  Only time will tell.

The Labor Dept. announced that 151,000 jobs were created in October in the private sector.  That number was higher than anticipated and although many more jobs are needed, this is a great start to a recovery.  Unemployment rate held at 9.6% but the average hourly wage increased and overall the numbers were stronger than anticipated.  If this trend continues in the months to come, it would certainly support the notion that labor has not only stabilized but is possibly even expanding - welcome news!!!

Now that the election is behind us, I'm cautiously optimistic that we'll continue to see growth in consumer confidence.  It's NEVER been a better time to be a home buyer in this market.  Interest rates are still incredibly LOW and inventory is HIGH!  If you're thinking of buying, there truly is "no time like the present!!"
