Now more than ever, I'm getting questions from home buyers as to why it has become so difficult to get a loan these days.  Well, the days of being able to get a loan by just being able to "fog a mirror" are over.  Lenders have gone from one extreme to the other in terms of qualifications required to get a mortgage.  Although difficult, it's not impossible to get a loan.  This link from Realty Times gives a quick run down of the criteria needed to qualify for a mortgage.
