Wilmington NC Monday Market Update

Happy Monday!  Hope you had a great weekend!

I read an article today that a bill was introduced in Congress last week, H.R. 6133 "Prompt Decision for Qualifications of short sale Act 2010"  that would require lenders to respond to consumer short sale requests within 45 days.  In today's environment, it's not unusual for it to take 90 days or more to get a response from a lender if at all.  The long wait for responses are resulting in buyers walking away from deals out of frustration and leaves a homeowner back to square one with their financial problem.  Hopefully this bill will pass quickly and we'll start seeing some changes in the short sale market.  If you've found yourself in financial distress with your home, give me a call.  We've had extensive training in the short sale/foreclosure market and will be glad to give you some advice and help any way we can.

A lot has been said about the real estate market in the past 2 years. 90% of it negative. It has become increasingly difficult for homeowners to sell their homes. There's a lot on the market and many homeowners are unwilling to lower their listing price to the current market value. It's tough. The Cape Fear Green Building Alliance Tour

The Cape Fear Green Building Alliance will hold its annual green building tour 10 a.m. - 4 p.m., September 25th, 2010. The tour will begin at Snipes Academy of Arts and Design and will visit 3 residential sites and 4 commercial sites, including a retail store offering a wide variety of green building supplies.

Tickets are $12 per person for CFGBA members and $15 for non-members.

Local Market Statistics

There are currently 5012 single-family homes for sale in New Hanover, Pender and Brunswick Counties.  In the last 6 months (03/19/10-9/15/10), 2187 homes have sold.  These numbers indicate that if NO other homes are listed for sale that there is approximately 14 months worth of inventory.

During the last week (9/09/10-9/15/10):

  • 100 Homes were listed FOR SALE
  • 51 Homes went UNDER CONTRACT
  • 31 Homes SOLD
  • 97 Homes FAILED to SELL (Withdrawn or Expired)

Top 5 Worst Home Improvements

Are you planning to make some updates to your home? If you are planning to sell your home in the near future, making a few updates can go a long way toward increasing the value of your home. At the same time, there are some updates that will cost more than what you will get in return. To that end, here is a look at the top 5 worst home improvements that you can make.

Creating a Home OfficeWilmington NC Home Office Upgrade

While having a designated office space is a plus if you work from home, most buyers would rather have the extra bedroom or living room space. Therefore, you should avoid creating built-in bookcases and other permanent features for your home office, unless your home is large and has 4 or more bedrooms. Otherwise, you can expect to only get back about 50% on your investment.

Installing Swimming Pool, Tennis Court, or Basketball Court

Unless you live in a warm climate where swimming pools are the norm, many buyers will see a swimming pool as more of a nuisance than a plus. While there are certainly some buyers who will be willing to pay extra for a pool, the majority will consider it to be a safety hazard or will simply not be willing to perform the maintenance that is necessary when owning a pool. Similar can be said for any type of tennis court, basketball court, etc. Many would consider these unnecessary investments and you are very unlikely to make back your money.

Putting on a New Roof

While you should certainly make any necessary roof repairs before putting your house on the market, adding clay tile, cedar shakes or other specialized roofing is not likely to bring about a great return on your investment.

Building Personalized Space

Creating a highly personalized space or feature, such as a wine cellar, a koi pond or a dark room for photography is not likely to bring about a high resale value. After all, these specialized features will only appeal to those who share the same likes and interests as you. So, if you plan to remain in your home for many years to come, adding these features will certainly help you get more enjoyment from your home. If you plan to move soon, on the other hand, you will be better served by saving these renovations for your new home.

Over-Improving

While it is certainly a good idea to update your home so it features modern amenities and features, spending the extra money for luxury upgrades such as a carved marble tub is not likely to pay off. This is particularly true if these posh features are not common in the neighborhood where your home is located. The bottom line is that most buyers aren't going to be willing to pay more for these extra features, particularly if these features make your home different from the general style and feel of the neighborhood. Rather than going over the top with your improvements, get a good idea of what comes standard in the homes in your neighborhood and update your home as necessary.

In today’s market, lowering your sales price rather than investing in upgrades is usually a better decision. You aren’t guaranteed to make back what you would invest, because buyers are less willing to pay for wants as opposed to needs. So, play it safe and save your money for necessary repairs and your new home.

Monday Market Update – September 13, 2010

Wilmington NC Monday Market Update

Happy Monday Morning!  I hope you had a wonderful weekend and enjoyed the great weather we had!

August stats are in and we are hearing snippets of good news.  We had better than expected reports on consumer confidence  and the August job reports and interest rates are still incredibly low!

In the month of August, we saw a decrease of 37 homes in our listing inventory.  We have 5,567 homes on the market as of September 1st.  This continues to put us in a strong buyers market with a listing inventory of over 14.4 months.  Our average list price has stayed below $400,000 and is currently at $374,121.  The list to sale price ratio is 93.6% and is down 1% from last month.  The 30 year fixed rate averaged 4.35%.

Our monthly average sold price is up by .01% from last month and up 1.9% from August 2009.  August average sold price  was $238,258, an increase of 1.7% from year end 2009.  The average days on the market for the sold properties in August is at 135 days.

I hope everyone had a wonderful Labor Day weekend and enjoyed the great weather.

In light of all that's gone on in the mortgage industry in the past year, I wanted to make sure everyone knew what information/documentation is needed when you meet with a mortgage lender to get pre-approved for a loan.   Before meeting with your loan officer, have ready to give him/her:

*Full name and Social Security # (for all borrowers)         

*Residency - Address for last 2 years and monthly mortgage or rent payment

*Employment history for the last 2 years, name and address of employer, title/position

*Most recent 30 day pay stubs

*If Salaried Employee or commission income or retired (must have 2 year history for commission income): Most recent 2 years federal tax returns, including all schedules as well as W2's and/or 1099's

*If Self Employed (must have 2 year history): Most recent 2 years federal tax returns, personal and business, including all schedules and attachments

*Most recent statement (all pages) for ALL asset accounts including any infromation on other funds being used for closing (ie, sale of current home, gift, etc.)

The Prime 7 Must-Do’s of Home Staging

Staging your home should be a fun, cheap experience that can significantly affect the quantity of leverage you have when negotiating the sale of your home. But first you need to understand where to start. Haphazardly staging your home without a plan or guide to what you are doing
will result in missed opportunities and a staged home that lacks a cohesive flow. When your staging your home, heed the Prime 7 Must-Do’s of Home Staging.

  1. Replace burned out bulbs.
    This is huge. Because you live in your home, you have likely become less alert to stuff you see every day, including the third bulb that burned out over the lavatory mirror 6 months ago. Take an admirer or family member who doesn’t live with you through your home and see if they notice any burned out bulbs that you have possibly missed. Burned out bulbs mean lack of maintenance to a home buyer and may cause them to think they will be doing a heap of fixing before moving in.

  2. Remove excess huge furniture.
    Another epic mistake most do-it-yourself home owners make when staging a house is leaving their giant furniture sets in every room. Massive furniture can dominate any room, especially smaller rooms, thus consider taking away any of the non-essential pieces. This will surely accentuate the home’s square footage.

  3. Avoid mixing dark furniture and poor lighting.
    Dark furniture can be equally harmful as large furniture. Dark furniture pulls the eye towards it rather than allow your gaze to wander smoothly. Unless your home has many expansive windows that allow in lots of sunlight, avoid dark furniture.

  4. Detach yourself from your home.
    Detaching yourself from your home is terribly difficult, especially when the home was custom builty; however, it’s better to develop a thick skin about your home so you can stage it to appeal to as many buyers as possible. One key facet to detaching yourself from your home is to remove photos of family and personal items that may hold sentimental
    value. When you show your home, the focus must be the home. Potential buyers want to see themselves in the home, not you.

  5. Raise the bar on your windows, literally.
    Low sitting windows with drapes can make ceilings appear lower than expected. Raise the bar above your window and mount it nearer to your ceiling to give the impression that the ceiling is higher.

  6. Clear away ‘catch-all’ stations round the home.
    Everything has a place and typically that place is all in one spot. Occasional shelves,

    kitchen counters, and tables by the front door are highly visible locations that tend to end up covered in mail, keys, and random travel belongings. Clearing away these areas is vital for creating an inviting space.

  7. Get a pressure washer and wash away the weather.
    Your home’s exterior bears the burden of making the first impression that can build or break a buyer’s interest in your home. Several times I have toured homes with purchasers who refused to go into a home as a result of a poor outward appearance. Buyers do not want to buy another person’s problem. Rent a pressure washer from a local home improvement or rental store, or higher a professional to do the job. Spray down the outside of the house. Pay special attention to the corners of the home which will harbor generations of spider webs, insects and grime.
