This week brought another increase in inventory, with more than 4,100 active listings available across New Hanover, Pender, and Brunswick counties. New listings also increased, giving buyers additional opportunities as we move further into the summer market.

While contract activity eased slightly compared to last week, closings increased and remained strong overall. Homes took a few more days to sell on average, and the list-to-sale price ratio slipped from 99% to 98%, though sellers are still receiving a substantial percentage of their asking price.

👉 The biggest trend continues to be growing inventory. Buyers have more choices than they did earlier this year, while sellers who price and present their homes competitively are still seeing solid results.

This week brought encouraging signs for both buyers and sellers. New listings increased, giving buyers more fresh options to consider, while contract activity also improved with more homes going under contract and more properties moving from listing to pending status in the same week.

One of the biggest changes was the drop in average days on market from 79 to 64 days, indicating that homes are moving more quickly than they were just a week ago. At the same time, sellers saw stronger pricing performance, with the average sale reaching 99% of list price.

Inventory remained virtually unchanged, suggesting that new listings are being absorbed by buyer demand at a fairly steady pace.
